    What is the current market value for this unit? Do you have any idea ?
    If you based on the last auction posting (see Auction Sale - 31 July 2009), the reserved price for a Ground floor unit with a built up area of 845 SF was RM121,500. Price per SF = RM143.80. From my experience the reserved price is based on the valuation report prepared by a valuer and valid for a one year period from the valuation date. It is normally lower than the market value but can be used as a guide.

    It has been found that the natives of Sabah tend to sell land, which is only a land application status, or by using the power of attorney letter in a transaction involving more than one buyer.

    In a move to stop the sales of NT lands that is still under Land Application status, an amendment to the Sabah Land Ordinance was passed on 19 November 2009 that will enable the State Government to issue a communal native title for any State land.

    With this amendment, it would not be easy for the natives to sell the land given to them by the Government unless the land is subdivided, which must first have approval from the Land Revenue Collector as provided for under Section 77 of the Land Ordinance (Cap 68). Besides that, it would also expedite the process of awarding land to natives.

    I remember back in the nineties, the price of a studio apartment at Beverly Hills was only around RM40K. Now the price has doubled ~ the asking price is around RM80K. If only I bought a unit then I will be RM40K richer by now...but then again if I saved the money in my Amanah Saham savings (assuming I had that amount of cash), my savings would be worth more than RM80K; roughly around RM90K!

    If you are planning to buy property, better do it fast before the mortgage / housing loan rate increases.

    The Star Online reported that new home buyers are expected to make higher payments for their loans with some banks increasing their mortgage rates early this month.

    Some banks have even scrapped the moving-cost element – legal fees, stamp duties and other disbursement fees for loan documentation by the banks – from their home-loan offerings. It is learnt that existing home loans would still be maintained at previous rates depending on the terms and conditions of the contract.
